Quick Answer: Michigan DSCR Loans
Defy Mortgage offers DSCR loans across Michigan for real estate investors. The property qualifies on its own rental cash flow: no tax returns, no DTI calculation, no employment verification. The minimum DSCR is 0.75, the minimum FICO is 640, purchase loans on single-family homes go up to 85% LTV, loans start at $75,000, and most files close in 14 to 21 days. Defy’s published DSCR rate floor is 7.375% for top-tier scenarios; see the current DSCR loan rates and run your own numbers in the DSCR loan calculator.
What a DSCR loan means for a Michigan investor
A DSCR (debt service coverage ratio) loan is a business-purpose investment property loan. Instead of asking what the borrower earns, the lender asks whether the property’s rent covers its own monthly payment. There is no W-2 and no tax return in the file, which is why DSCR financing is popular with self-employed investors, people who hold properties in an LLC, and investors who already own several rentals and have outgrown conventional lending limits.
Michigan has a long-established rental housing stock, from older single-family homes and small multifamily buildings in its cities to condos near its universities. That variety suits DSCR underwriting, because the same rule applies to every property type: take the monthly rent, divide it by the full monthly payment (principal, interest, taxes, insurance and any association dues), and see where the ratio lands.
A worked example
This example is for illustration only. It uses assumptions, not a quote, and your taxes, insurance and market rent will differ.
- Purchase price: $200,000, with 20% down ($40,000) and a $160,000 loan
- Rate and term: 30-year fixed at 7.375%, the published DSCR floor as of October 23, 2026
- Principal and interest: about $1,105 per month
- Estimated taxes, insurance and HOA: about $350 per month (an assumption, not a quote)
- Total monthly payment (PITIA): about $1,455
- Market rent: $1,800 per month
DSCR = $1,800 ÷ $1,455 = 1.24, comfortably above the 0.75 program minimum. A ratio above 1.0 means the rent covers the payment with room to spare, and stronger ratios generally earn stronger pricing.

How to qualify, step by step
- Pick the property and estimate the rent. Use the lease if one is in place, or a market rent estimate for a vacant or newly purchased property.
- Run the DSCR math. Divide monthly rent by the full monthly payment. Anything at or above 0.75 can work; higher is better.
- Check credit and down payment. The minimum FICO is 640, and your credit and leverage both affect pricing.
- Order the appraisal and title. The appraisal supports value and market rent, and title confirms ownership and any entity structure.
- Close. Most DSCR files close in 14 to 21 days.
Start with the calculator, then compare your result against the requirements and rates.
How the DSCR calculation works
The numerator is the property’s monthly rent. The denominator is the full monthly housing payment: principal and interest, property taxes, hazard insurance and any homeowners association dues, often shortened to PITIA. A ratio of 1.0 means the rent exactly covers the payment; above 1.0 means surplus cash flow; below 1.0 means the rent falls short. Defy’s program goes as low as 0.75, with stronger terms available as the ratio improves.
Two levers are worth checking early because they sit in the denominator: the property’s real tax bill and its insurance cost. A quote for both, rather than a rough guess, gives you the most accurate ratio before you commit. Interest-only options are also available on Defy’s DSCR program and can lower the monthly payment for investors who want to improve the ratio or manage cash flow.
Ownership, entities and documents
Many investors hold rentals in an LLC for liability and bookkeeping reasons, and Defy accepts LLC ownership on DSCR loans. You do not need personal tax returns, W-2s or pay stubs. A typical file focuses on the property and the borrowing entity:
- The purchase contract, or the current mortgage statement for a refinance
- The current lease, or the appraiser’s market rent opinion for a vacant or newly acquired property
- Entity documents if the loan will close in an LLC
- Proof of the down payment and any funds to close
- An insurance quote or declarations page for the property
Foreign nationals can also borrow under the DSCR program: no U.S. credit history or Social Security number is required, and Foreign National DSCR is available across Defy’s DSCR footprint. See the foreign national loan page for details.
Purchase, refinance and cash-out
The same program covers purchases, rate/term refinances and cash-out refinances, and the maximum LTV differs by transaction and property type:
- Purchase: up to 85% for single-family, 80% for two-to-four unit
- Cash-out refinance: up to 80% for single-family, 75% for two-to-four unit
- Rate/term refinance: up to 80% for single-family, 75% for two-to-four unit
Investors who have built equity in a Michigan rental can use a cash-out refinance to fund the next purchase, with the same property-income qualification. Our cash-out refinance guide explains how that works.
Common reasons DSCR files fall short
- Rent that is too low for the payment. If the ratio comes in under 0.75, a larger down payment, a lower-payment structure such as interest-only, or a different purchase price can move it.
- Taxes or insurance that were underestimated. A real quote early prevents surprises at the appraisal stage.
- A property that is not rent-ready. Income is easier to document when the unit is leased or clearly rentable on the appraisal date.
- Credit below the minimum. The FICO floor is 640, and scores near it limit leverage and pricing.
- Planning to occupy the property. DSCR loans are for investment and business-purpose use only.
If your file lands in one of these spots, a loan advisor can often suggest an adjustment before you spend money on an appraisal.
Michigan investor markets
Defy’s DSCR program is the same in every Michigan market. What changes from city to city is the rent, the property mix and the local rules, so the notes below are a starting point for your own research rather than market data.
Detroit
Detroit is Michigan’s largest city and has a deep stock of older single-family homes and small multifamily buildings. For DSCR purposes, condition and rent documentation matter most: a property that needs work may need to be rent-ready, or the loan structured around it, before the rent is counted in full.
Grand Rapids
Grand Rapids is Michigan’s second-largest city and a regional employment center in West Michigan. Investors there often compare single-family rentals with small multifamily, and the DSCR question is the same either way: does the rent cover the full payment, including taxes and insurance?
Ann Arbor
Ann Arbor is home to the University of Michigan, so many investors look at student and faculty-oriented rentals. Tenancy that follows the academic calendar is worth modeling carefully, and condos near campus add association dues to the payment side of the ratio.
Lansing
Lansing is the state capital, and Michigan State University is nearby in East Lansing. Government and university employment give the area a steady base of renters, and investors there commonly evaluate both single-family and two-to-four unit properties.
Check local rules before you buy
Rental registration, inspection and short-term rental rules are set by each city or township, not by the lender. Confirm that the property can legally operate as you plan before you buy. If you are weighing a short-term rental, read our overview of short-term rental loans.
Rates
Pricing depends on credit score, LTV, property type and prepayment terms. Defy publishes its DSCR rate floor at 7.375% as of October 23, 2026; that rate assumes 740+ FICO, 75% LTV, a 1.0+ DSCR, a single-family property and a 5-year prepayment structure. The DSCR loan rates page is kept current, so check there instead of relying on any figure in an article.
When a DSCR loan is not the right fit
- The property will not cover its payment from rent, and you want to qualify on personal income instead. A bank statement or other alternative documentation loan may fit better; see Defy’s Non-QM programs and the state licensing status page for where each is offered.
- You plan to live in the property. DSCR loans are for investment and business-purpose properties, not owner-occupied homes.
- You want the lowest possible rate and are comfortable with full documentation. Conventional financing is typically priced lower, in exchange for income and tax-return verification.
